LTV (loan-to-value)

Definition

LTV (loan-to-value) is the ratio between the financed amount and the property's value. A R$ 1 million apartment with a R$ 700,000 loan has a 70% LTV. The higher the LTV, the greater the lender's risk and the stricter the credit terms. Brazilian mortgage lending typically caps LTV at around 70% to 80%.
