Launch breakeven

Definition

Launch breakeven is the point at which contracted sales revenue covers the development's committed costs, letting construction proceed without additional developer capital. Many developers set a minimum sales trigger, for example 30% to 50% of VGV, before breaking ground. Reaching it early is the launch's primary commercial goal.
