What developers ask about Digital 3D

The scope covers static renders of façades, interiors and common areas, 360° virtual tours, furnished floor plans, aerial site plans, 3D animations and an interactive digital scale model for sales suites and digital platforms. The package is defined at the technical briefing according to the launch phase: a pre-launch may only need the façade and site plan, while a full campaign covers every selling space of the development.

Static renders of a single space take 5 to 10 business days. A full project with multiple spaces, common areas and the façade takes 3 to 6 weeks, moving through modeling, texturing, lighting, rendering and post-production. 3D animations and virtual tours extend that schedule, so they are planned together with the other launch assets rather than as a last-minute item.

The starting point is the technical briefing: the architectural plans, visual references and a defined scope of what will be produced. A finishes schedule and the landscaping design, when available, raise the fidelity of materials and textures during modeling. The final construction drawings are not required; design adjustments are absorbed during the modeling and texturing stage.

The 3D assets feed the other fronts of the operation: the images go into the sales book and the branding materials, serve as creative for the marketing paid-traffic campaigns and combine with live footage in the audiovisual launch films. Because the four fronts operate together, the renders are born in the formats each channel requires, with no rework between vendors.

The effect shows up in the indicators of the campaign that uses the assets: landing page conversion rate, cost per lead of the ads running the renders as creative, engagement in the 360° virtual tours and the pace of off-plan sales. When TBO also runs the marketing, these numbers go into the regular reports and dashboards, making it possible to compare each asset and prioritize new production.
