Floor area ratio (FAR)

Definition

The floor area ratio (coeficiente de aproveitamento) is the zoning index defining how many square meters can be built relative to the plot area. A 1,000 m² lot with a ratio of 4 allows up to 4,000 m² of computable floor area. It is the variable that most determines a plot's VGV potential, and it can be expanded through paid development rights.
