Financial land swap

Definition

A financial swap (permuta financeira) is a land purchase paid with a percentage of the development's sales revenue, in cash, as units are sold. The landowner becomes a partner in revenue, receiving, say, 12% of VGV as it sells. It preserves the developer's cash and usually yields the owner more than an outright sale of the plot.
