Definition
A physical swap (permuta física) is a land acquisition paid in units of the future development instead of cash. The landowner hands over the plot and receives, for example, 10% of the apartments to be built on it. It reduces the developer's upfront outlay and ties the owner to the project's success, but it shrinks the inventory available for sale.
