Resale Value Is the Brand Audit Developers Never Run
The price a delivered apartment reaches on resale is the one brand indicator a developer does not produce. Watchmaking and the car industry already publish that number as an index; residential development does not measure it building by building.
- Watchmaking and the car industry turned second-hand price into a product attribute with a public index: the iSeeCars study released in March 2026 put average five-year depreciation at 41.8%, and Kelley Blue Book, on March 19, 2026, awarded the models that retain more than 53%.
- Residential development has no equivalent number. Housing indices measure cities, neighbourhoods and listings; none of them publishes how a specific building performed on resale.
- The raw material sits with the developer: original price list, contract dates, delivered address. Few run the calculation, and the phase-one buyer runs it for them.
A steel Swiss watch carries two prices at once. The boutique price, and the secondary-market price that resale platforms refresh daily and no brand controls. The second one settles whether the announced scarcity was real and whether the waiting list existed.
The car industry went down the same road with method. The iSeeCars study released in March 2026, covering more than 15 million vehicles, measured average five-year depreciation at 41.8%, an improvement of 3.8 points over 2025. At the top, the Porsche 718 Cayman loses 9.6% in five years; at the bottom, the worst 25 lose at least 56.3%. Kelley Blue Book published its 2026 Best Resale Value Awards on March 19, 2026, with the market average around 45% of value retained after five years and the top ten above 53%. Residual value became ad copy, showroom argument and a financing criterion.
Residential development sells the largest single purchase of a buyer's life without ever having built that indicator.
The sticker stopped being the price
The mechanism before the analogy. Swiss watch exports rose 9.1% in August 2026, a fourth consecutive month of growth, according to the Federation of the Swiss Watch Industry in figures released on September 17, 2026, with a 19.4% drop in shipments to the United States offset by China and Japan. The annual Morgan Stanley report with LuxeConsult, from February 2026, describes an industry shrinking in volume and concentrating in value: fewer pieces, higher average price.
The consequence is one any developer would recognise. When a brand pulls volume out of the channel, the second-hand price holds. When it dumps inventory to close a quarter, that price sinks in full view of the next person considering the boutique. The State of Fashion 2026, by the Business of Fashion with McKinsey, published on November 17, 2025, projects the second-hand fashion and luxury market growing two to three times faster than the first-hand market through 2027. Resale became the court that rules on the original promise.
Carmakers turned depreciation into a sales argument
Residual value is produced years before it shows up in a price guide: volume discipline, fleet-sales policy, product consistency, predictable spare parts. None of that is marketing, and all of it determines a number a third party will publish.
The detail that matters is who signs the calculation. A carmaker does not compute its own depreciation, which is exactly why the figure carries weight: iSeeCars computes it, Kelley Blue Book computes it, the insurance table computes it. Existing homes are the market. In the United States, existing-home sales ran at a seasonally adjusted annual rate of 3.98 million units in August 2026, down 2.0% on the month and 1.2% on the year, according to the National Association of Realtors, a figure Reuters reported as a fourteen-month low. New construction is the smaller tail of that volume, and the price a buyer checks before signing a contract comes from the resale set, not from the launch brochure.
What is missing is the cut by building. Housing indices measure metropolitan areas, postcodes and asking prices. In several markets the transaction records are open to anyone, as with HM Land Registry's price-paid data in England and Wales, or county records in the United States, which means the resale performance of a specific development can be computed address by address. Developers still do not publish it, and the omission is not a data problem.
The run-out discount is a withdrawal from someone else's resale price
Here is the arguable part. The discount granted in the run-out phase to clear the last units is a withdrawal from the account of whoever bought in phase one, and it deserves the same scrutiny the launch price gets.
The mechanism is direct. A unit sold at a double-digit discount is recorded at that value, and that record is the comparable the valuer will use and the local agent will quote. The phase-one buyer, who paid list price for a scarcity presented as real, finds out the size of the discount when trying to sell. No watch brand escaped that arithmetic. The difference is that in watchmaking the damage shows up in a public index, while in housing it shows up in agent conversation, scattered enough that nobody is held to it.
How to measure it with what the CRM already holds
- Pick three developments delivered at least three years ago, in different unit types. A shorter window gives no resale cycle to conclude from.
- Recover the price per square metre from the list in force on each contract date, not the launch list. Restate it with a consumer inflation index and with a construction cost index, and show both: one measures purchasing power, the other build cost.
- Collect current listings for units in the same development and, where records are open, the registered transfers. The gap between asking price and recorded price is itself information.
- Compare against the surrounding area over the same period. What matters is whether the building beat its own street. A building that tracks its neighbourhood has an address, not a brand.
- Publish the result in the next launch's material, including when it reads badly. Publishing a number capable of contradicting you buys credibility no campaign asset can buy.
Post-handover is already contested brand territory, and the sales gallery that copies the wrong half of luxury retail shows how often the experience is engineered for the signature and abandoned afterwards. Resale performance is the most concrete chapter of that story and the easiest one to measure.
